Easy, fun and extremely profitable if you find a diamond.

I need to find that one diamond in the rough that just says "I am making $10k, here is my contract... buy my deals." 

Besides all the great resources here on BP I'd also recommend checking out a local real estate investment group like RIREIG in Warwick or Black Diamond REI in southern Massachusetts.

Unless you're finding diamonds in the rough, the margins are still very slim for a deal to be financed.

If mining diamonds was easy, they would be worthless.

Not sure if there's much of a spread in Cobb but if you happen to find a diamond in the rough not far from Suntrust Park that will definitely be a winner as well.

Danny, sounds like you've got some great goals and even experience so far.Since you mentioned meeting others with similar or more experience I'd recommend a local investor group like RIREIG in RI or Black Diamond REI in southern Mass.Both are good groups that are education oriented (don't try to sell you stuff) and have members with a wide range of experience who may be able to help you reach your next goals.

I feel this is a diamond in the rough.

This is a diamond property in a up and coming neighborhood and will only increase down the road so it' s not as easy as walk away.
