I'm working on finding a local agent as we speak, hopefully they will be able to provide some more guidance.The process is definitely slow so I'm trying to be patient and not rush into anything.

Be patient but be consistent.

New York isn't an easy place to find deals, but if you keep at it and are patient, sooner or later something comes along!

I'm a fairly patient person so I generally don't mind waiting unless it is very difficult to find properties using 10% COC (with 25% down) criteria.  

No doubt they they will get it resolved you just have to continue to be patient.

My personal funds are now patiently waiting for the next cycle, but have a few target types already ;) My personal real estate goals are long-term. 

It took me 6 months to build my team the last time around, so I am very patient and willing to spend many months building up a team if I can find the right place to flip in cash using $50-75k in cash.

So instead of relying on any money for back rent I patiently waited HALF THE WINTER for a tenant.
