Seems like a ton of people have panties in a wad over that topic.

It can make life easier when it comes to having to make a business decision and think with your head, rather than your heart. 

Like a calculator to simulate this strategy (https://www.biggerpockets.com/forums/61/topics/795487-retire...), maybe showing how much equity could be pulled out of which property when, whether the portfolio would still cash flow, etc.

Look for shops that test and offer guarantees.For valued tenants or premium units: New appliances might be worth the investment for their reliability and long-term durability.Ultimately, your decision depends on your goals.

Again, the BiggerPockets store has some books on this topic, or you can learn about it by watching podcasts, reading blogs, and interacting on the forum.

You don't really need to come up with guru materials, all one needs to do is have an outline of topics, some phone calls and volunteer a couple hours a month.
