Roads.

It might be worth it to install some security cameras and signs saying the property is being monitored to deter criminals.

Do not work with people who defend criminals especially when they do NOT have the facts on their side.

There is actually a detective working the case on the criminal end.

He's someone I already knew, and he does the work for a small rent discount but he's about to move out and I don't think it'll be so easy to find another qualified tenant without losing a month's rent while looking.Before I bought the building, the tenants were all responsible for taking their own cans to the road and they were collectively responsible for keeping the area clean, but they didn't (and I didn't know they didn't.) 

We have tenants who are asking to bring a relative to live with them that has a criminal history.

However, if I take out a construction loan later down the road, say 5 years, I probably am not going to have more than $10,000 to put on that loan so I’m not sure if this is the best route.

He has great Sub connections too as he has flipped several properties in the market.Comparable financing is everywhere, it's not anyone's road block if you are ready and by ready I mean you have decent credit and 50k. 

Otherwise you end up refiling down the road.
