Make sure you have a backup plan (contingencies) for if/when obstacles arise and you’re required to spend more money and possible more time (3-6 months) to the overall project.

Alternatively, you could get the appraisal done, let it get called out and then have a conversation with the bank saying that this is all that is needed and with it is a full contingency release.

All about your goal and growth plan, with a Brrrr I would also add an Atleast 10% contingency for your renovation and make sure the ARV is accurate to be able to pull more cashout or pay yourself back the down payment on the refinance.
