The housing collapse from a decade ago, people thought was the worst recession since the great depression, but completely gloss over the early 80s recession where unemployment reached higher levels, and without the kind of social safety net we had in 2008.  

We've had major problems before and in recent history (stock market crashes, housing collapse, etc).

By the way, I think if you are waiting for some collapse in housing prices, you are likely dreaming.

With the current issues, remember in the last recession Bear Stearns collapsed in 2008, but we didn't hit the bottom until 2010/11.

I trade options (selling covered calls and naked puts) on a few bellweathers that I own or either want to own, but I have gotten burned bad twice chasing individual stocks (Dot.com and then oil collapse) so I just deploy my funny money to trying to pick.

Some kind of collapse.

I had a tenant who did that and was happy about his profits and then it collapsed.
