There are often hidden costs--such as: engineer certification of the structure (depending on what the city requires) smoke damage to portions of the unit(s) that are "not affected" additional insurance during the rebuild, sealing the framing that has smoke, etc.

I tell PotentIal tenants it’s usually quiet unless of coarse a gun goes off In a drIve by or the police are arresting someone with their sirens on .i also tell them it’s just a short walk down down the lItter lIned street to our frIendly liquor store and there’s a charmIng little ma and pa corner store that sells cigarettes ,rolling papers, and lotto tickets - all the essentials.

There were other concerning items like a hardwired smoke alarm taken down, the new fridge handle that I had purchased ($60) was not on the fridge, and there was fallen paint and a large water stain on the kitchen ceiling (2 baths and wash/dryer above that area).
