Can you throw out names for Missouri resources they have worked with before on investor friendly realtors, tax experts, and investor friendly banks? 

If they did what they were supposed to do, the properties you could rent to them wouldn't be anywhere near as cheap as they are.

I love house-hacking for Tampa Bay for a few main reasons: 1) great long-term outlook on appreciation; fundamentally strong market and growth projections, 2) diverse opportunities of house-hacks from luxury house hacks, cheap house hacks, room by room, STR, MTR, etc. 

I was looking for something cheap, but nice at the same time. my real estate agent pulled through and found this property being sold off market.

It seems counter intuitive to call for that level of development, and then turn around and throw landlords under the bus during the Covid crisis.

But having that initial plan- hell, even a scribbled outline on a napkin; will give you something to pivot from when the market throws a curveball.

These cheap arse customers who want to buy materials so they can get CC points are not going to do any of the above.

We also have some RPG books (Basic Fantasy RPG is super cheap) and dice that have been used by guests.- Books:  We have a mix of books including some local area/regional stuff, some fiction, and kids books.- Kids Toys:  We advertise to families and have another 2xKallax cubes full of toys that won't break and are tolerant of missing pieces, but are easy enough to cleanup:  lincoln logs, blocks, hard animals, stuff like that.
