I've been getting leads and talking to sellers for close to two months now and many of them have Free & Clear properties.If the asking price is too close to the ARV, my choice is always to talk them to seller finance the property.I've being told by other experienced investors that buyers nowadays don't have huge down payments.

Here, two layers are legal, but I'd never do it, nowadays you want (and its code in a lot of places) to use Ice & Water shield under the shingles in some areas, and that needs bare sheathing.

They don't have a Blackberry app (not too sure who would really invest in creating one nowadays), but they have an iPhone app in progress according their their feature request forum.It has an integrated general ledger among other things (balance sheet, income statement, etc.) , can track/assign tasks/work orders, allow tenants pay rent, you can pay vendors and property owners, etc.

Tenants do not care about comodes leaking,faucets dripping,wet walls when they are not paying the bills.At 210k estimated rehab you are saying rehab is over 6,000 a unit.That sounds high but it depends on what is needed.I didn't want to be a Buzz kill & originally was not going to post.
