Building my buyers list for $10k "condemned/burn out" VALUE ADD Homes in Southwestern Michigan (5 minutes to Lake Michigan/90 minutes to Chicago).

There are really great REI opportunities in different markets - markets in the Midwest and Southeast of the country are particularly lucrative - where not only are the purchase prices reasonable for most RE investors, but the homes are turnkey (new builds or completely rehabbed homes, tenant ready, systems 10 years of life remaining on them, property management teams in place) with appreciating home value AND appreciating rent.

Face-to-face connections can quickly build trust and often lead to referrals.2.Online Groups & Forums:Utilize Facebook groups, LinkedIn communities, and other local online networks dedicated to real estate investing.

The other prefabs out there make the deal almost undoable to the point that it'd be better to go with a stick build at those numbers.
