you can't expect to go into a persons home, fill a contract with these contingencies, brushing over all of them - or even going over each one with great detail, and expect to have a seller agree (or a sellers attorney) to a contract to sell their home to someone who has no reputation in the business.has no buyers list.doesn't understand exactly what it is you want to do.the problem with wholesaling is there are many people out there who take advantage of sellers.in order for wholesaling to work, it must be a win win situation for all.now, the thing with wholesaling is you MUST buy below market.

Make sure you tape off the inside edges of the cabinet & shelves, as this will allow you to work a LOT faster and avoid errant brush marks.

The more work a developer has to do upfront the less of a purchase price you get.For example a seller selling a piece of land zoned residential with a house on it.The developer will have to level the house or have it taken away, clear off all the trees and brush, then grade the land to get it site ready along with putting in horizontal improvements.Before they do all that not only will they need to get zoning changed but have their site plan approved with density needs, access points, etc.All of that a developer wants approved before they buy as their price to the buyer is based on the developers highest and best use in their projection model once finished.

The meters use rational numbers to describe irrational numbers; you can get really really close but very difficult to be absolutely precise (always going to have a +/- tolerance).As others have pointed out, if the meter ticked over ever time 'any' water moved through the system, every hand wash, glass of water, tooth brushing would get dinged.
