If you can't respect the negotiation aspect of this, then why even bother? 

The bill itself does not bother me, but after serving almost 30 yrs in the military I know government rules are like kudzu, it is well meaning when planting but after a few years can turn into a nightmare. 

If so this " buyer" does no have any idea what he is doing, 10% less cap gains, why bother.

If its just "bothering" you then I would think you should lighten up.

Like @William Hutch alluded to, if the drawings are Code Compliant, why bother getting new drawings from a new Architect?

I guess I'm not surprised because when I call my fellows agents, half or more of them can't be bothered to pick up their phone and would rather text, or whenever they actually pick up they always sound like they are at Target or getting a massage in the middle of the day, and not actually working. 

Don't bother with an LLC at all is my advice.

I personally would not even bother with a counter....
