Once the contract has closed and you are all done, I would consider filing an ethics complaint with the State to put this agent on notice that they can't behave like that.

They steal stupid stuff like people's flip flops. they party late into the night on weekdays. they behave as if residents are there solely to facilitate their good time and buttonhole them for information and directions when they're out walking their pets. they tailgate at the beach access because the hosts are too cheap to pay the association dues. they trespass on resident's property to fish and sightsee then become belligerent when asked to leave. etc etc etc.It really does degrade the character of the neighborhood and the experience of living here during the high season.

Fun times......the missus got a little tweaked because they were hot, but I behaved myself extremely well, you guys would have been proud of me....They've already scheduled 2 more visits for 2022.... :-)@Nancy Bachety Maybe not your thing, but when you get guests complaining, throw a beer and a shot in front of them....?

Took extra attention when writing my lease agreement and reviewing applications to find renters that behave like homeowners (require them to mow their own lawn to avoid lawn care expenses, all utilities except for sewer/trash are tenant responsibility) which has paid dividends in reducing headaches and keeping time spent on management to a minimum.
