Unfortunately for him, I sold at the top and his performance has been barely break even despite managing it to its max. 

I love investing in Ohio, because the security deposit laws are so vague and bare bones.

And from there it's just Ken trying to sell his "Guru" program which still makes me chuckle that someone who so barely has a clue what he's doing himself is billing himself as the "Guru" so-yeah, lol. 

Despite the Interest rate and Housing Crises, there are many people who are realizing the importance of Cash flow and Passive Income, and with current Interest rates, is it Realistic to seek a Cash Flow Positive rental investment, considering that you have bare minimum equity in the Property?

Its very rare in CA for an actual dwelling to be sold at tax sale 99.9% of all tax sale properties in CA is bare land.. so the risk is access.. and as Ned stated everything else is wiped off of title.Now getting title insurance to resell can be tricky..

Especially in FL where numbers barely work right now.

I have only bought bare land so I have not had to evict.

At a bare minimum, I suggest reviewing the Fannie/Freddie guidelines.
