Mainly due to aggressive underwriting as apartment prices shot up and they started getting floating interest loans to make the numbers work.

After some investigating, it was the last of ventilation PLUS moisture retention under the house.Give that a shot.

Just make sure your contract is written well enough so you are protected.To me it is worth a shot if the numbers make sense.

In the screen shot you shared it looks like operating cash flow continues to grow at roughly the same pace after the refi which isn't likely to happen on real deals. 

Let me give it a shot and see if I can shed some light on the subject since I'm both an investor and licensed GC in Florida and have built upwards of 20 new construction houses in the last couple years.

With lower mortgage interest rates comes increased competition so the sweet spot may be sometime towards the end of this year.That said, if you see a property you like, the best advise is to shoot your shot and submit an offer that makes sense to you and if they bite, you win and if they don't, you didn't lose.

Shop around.Give it a shot the first year if you can so you can see for yourself if it makes sense.
