Zoning permits it and I have significantly unused FAR ( I can have 1900 SQ).I have two options, get permit and build another 600 sqft and convert to standard 2 family, but I was also thinking about converting it to a Legal Studio on flr 2. and legal duplex in flr1. and basement.Has anyone done this and does anyone know if this is possible?

In 2018, these "artists" can be replaced by millennial hipsters that open coffee shops, juice bars, and hot yoga studios in low income areas subsequently causing the area to get increasingly better over time.Has anyone else noticed this trend?

240 sq ft is a small studio, so you need to compare your all in cost to it’s potential value...I’d look at 15x GRM as a rental unit value, and possibly what it would sell for as a tic unit to an owner occupant.

. #2 - might be cost effective although the times I've gotten quotes on this approach, I wasn't too impressed with options for control within different spaces (for instance if you have a single room studio, sure - however if you have a 2 bedroom deal you need some separate feeds and that's not what these are designed for)..
