I have actually been thinkin about cutting losses honestly, I am not sure this is the best investment I could have made as my first but worried about how much of a loss I would have to take.It is meant for S8 for sure, I would have a stringent application process, and give the neighborhood a C from my research.I invested there because it was the first deal that basically fell on my lap where the mentor works with agents that Seller Finance deals, it was only $3k down and had thought the proximity to St.Louis would be attractive to tenants also.I effed up on waiting to post for rent until after all repairs and the COO for sure.  

(They have other properties throughout the area listed as "approximate location" and not just this one, but most are listed as "location" with development name, street name or near an attraction.) 

I realize this comes with the STR business but if I'm going to continue to use VRBO I need to find away to attract the "good" guests and minimize the bad ones.

I am only curious and trying to educate myself on sub to as it seems rather attractive to me as a non-US buyer who has access to emergency lines of credit, albeit, maybe limited to 200k. 

I understand that appreciation certainly helps an individual build equity, but I also am attracted to consistent cash-flow with a steady (albeit possibly slower) appreciation growth. 

It’s known for its affordable property prices and steady rental demand, which makes it an attractive option for reliable cash flow.

The lower your price, the worst guests you attract, both in reviewing you and in doing damage to your furnishings. 

Emotion attracts that.

Many pest companies stated this was the worse infestation they had ever seen.Despite its condition, the property presented an attractive investment opportunity due to its below-market listing price.

Now, either I'm not posting in the right places of i.e Cragslist / BP etc or my ads aren't as well constructed as I think they would be to attract motivated sellers.
