PML U are seeing this a ton on BP right now were those that live or work in states were investors loans are not regulated folks just advertise themselves as a lender and they basically whitepaper or broker deals to the actual lenders. this only takes marketing money and the gift of gab.So a few off the top of my head.

I admittedly have a bias against condos for the following reasons:1) HOAs - both a lack of control over fees and assessments, as well as potential regulation changes2) they don’t appreciate as much3) you have to work a lot harder to differentiate yourself from your neighbors.

This is just markets behaving normally, Austin was my first target two years ago once I got wind of the permitting and homebuilding we saw the long coming in and whether it was 2,3 or 4 years the entry point was way in front of us.I don't know if anyone gets "use to" 7% rates without home prices behaving and/or wages responding appropriately.
