Justin,Gotha is a great area adjacent to Windermere.

TREIA, the Deal Maker mtgs(I think they still meet near RDU Airport at a hotel), and there is a Meetup here through BP that meets monthly I think. 

They meet at noon every Tuesday for lunch at Logan's Roadhouse on Wendover and the 3rd Thursday of every month at 7pm at the airport Marriott.

Sold for $187k before it hit MLS because Coppell schools are top and close to airport.

Some adjacent properties have sold over the years, mainly because the sellers were local.

With it being a central location with easy access to downtown/airport/UofL, it's supportable.

I live just outside of Richmond near the airport and I am just now looking into getting into REI.

Chris -   some lenders  will not let a HELOC in 1st position.....so watch for this …...most lenders  will not do helocs on  investment  property only on primary residences  ( there may be some exceptions )   …..if these have 2 adjacent tax lots - you prob wont find a lender to lend one loan on both  properties  …..I would recommend  checking with the smaller banks and cedit unions in your area ( n Pierce / s King counties ) good luck

Tenant is responsible for keeping a clean house with no food the rats can get to.You might also try working with your neighbor to combat the rat problem (hopefully the adjacent house is not vacant).
