Tenants can be frustrating (to say the least)... and the situations that come along with them - from stopped up toilets to evictions, among many others, present challenges.I wouldn't recommend a Heloc for a long term hold as the rate is variable... and over 4 units you will require a commercial loan if going the traditional route of financing.  

@Joseph M. prices have gone up in places like Lawerenceville and others, but still pretty affordable in most of the city. 

Some people have $35,000 to throw around, but I definitely can’t afford to waste money like that.

Do that enough times and you'll eventually find a deal you can afford.

I still believe affordable housing is a great investment. 

You are correct… if a person has 600k and they can afford to risk it going alone in a new country and that’s what they want to do with the money then why not go it alone.

Plenty of people in California look for more affordable opportnities out of state, so property management becomes key.

I think the simplest summation of Booking is that if you are willing to live with very limited and frustrating customer service it is a great tool to fill gaps in the calendar. 

Dealing with tenants is also not personal to me, so I don't get upset or frustrated by how they behave in general.
