However the CCIM stuff is more academic and primarily about financial analysis.

Gas is often cheaper than electric, but not usually more efficient {from an academic perspective}.

I don't know about those areas but I would assume that a good time would be between May and August when there is a high demand for housing due to the start of the academic year. 

I also have academic experience in real estate investment and construction, so I'm sure I could bring something to the table.  

Our university is having a hiring boom probably starting next academic year, so there is some potential opportunity there in the future.

In high school, I was part of Academic Decathlon... and I lost count of how many practice exams I took ahead of competition.
