After the tenant moves out, we send someone to inspect the property for any damages, including furnishings like a broken vase.

First - I think your accountant should be providing you recommendations for cost segregation companies.It it most likely, if he/she works with real estate investors, that he/she would have a couple to recommend.Second - There are two types of cost segregation studies.Type 1 - Conducted by an engineering firm where an engineer will inspect the property.

@Rance SmithWow, that's nightmare situation you went through...Just curious, did you do a sewer scope inspection prior to closing on the building?

Was able to negotiate some seller concessions based on a comprehensive property inspection and several needed repairs.

Typically, residents remain unaware unless they observe property tours or inspections.

They find inspection pictures from April showing my capped line from the New Contractor but they are not totally sure. 

-Obtaining disclosures/reports: I have never had trouble getting copies of disclosures and inspections, agents/sellers will just send it to me when I ask.

I also make it clear we will record inspections with pictures or video.I don't address hoarding specifically.

Consider periodic inspections.
