Unless he is trying to get you to paint the entire house, the $1,200 dollars saving in rent is still going to keep you ahead.  

I will, of course interview and do my own due diligence with these companies, but I just wanted to get an idea from everyone that could possibly give me a heads up on who's great or who to stay away from.

Should I go ahead and develop the land entirely and risk losing that money? 

If if you're paying more on the LOC side, you still come out ahead.

Visit the location and ask questions to a property manager who will give you honest feedback.

I found a new build I like and in my price range while visiting Charlotte this weekend.

My brain hurts but my blood is pumping due to excitement because of the potential that lies ahead of me.

When we did it, we did score some great deals, but what we found was that we were visiting so many properties to understand our "strike price" (the maximimum we would pay for the property when taking into account rehab costs, hold times, interest on any debt, closing costs, real estate commissions, a contingency reserve for "unexpecteds", etc) that the math started to not make as much sense.
