You need to provide them with the LLC information and the trust documentation when opening an account.I have opened bank accounts for the trust and for LLCs owned by the trust at multiple institutions, including one of the four major US banks, local banks, local credit unions, online banks, multiple major brokerage houses, etc.

I am based out of SLC, UT but wanted to see if there are any good HELOC programs anyone would recommend aside from local credit unions?

@James S. your best bet is a local bank or credit union who knows that area. 

If you are looking to exit in the near future, there may be issues.I would go to other community banks or even credit unions to see if they can finance

As example credit unions can be great, though I have had many clients where the payment is 1% of the borrowed amount.

Some local banks or credit unions might have portoflio loans that might be helpful too.

I think you are on the right track comparing options - however I would note that there isn't really a differentiation between "DCSR" and "ARM" - there are a lot of 5 Year ARM options for DSCR Loans so theres overlap - maybe you are referring to a true 5-year balloon bank/credit union type loan?

Local community bank or credit union would be my go-to.
