Since there's a bunch of knowledgeable solar guys in here right now, and it kind of fits the topic, I think it might be appropriate to ask this question here.The solar panel installations that I've seen on Youtube, TV, etc that are retrofit - i.e. not put on when they're replacing a roof, which I've never seen - always shows them drilling bracket mounting holes straight through the asphalt shingles.

But cleaning, not so much, as I watched enough court shows on TV and landlord always get into trouble over cleaning that judges see as normal wear and tear.

I bought and moved to a condo, and when my closing attorney wrote them a demand letter, I got the refund in a week.I watch court shows on TV where landlords try to keep deposits with pictures of garbage left behind and damages, and usually the judges are not sympathetic attributing it to wear and tear.

The kids we currently have also seem to like their 65-80inch smart TV's with WiFi that enables heavy streaming.

There is a washer and dryer.Things like the Smart TV, wifi, outdoor grill, firepit, horse shoe pit, nude female artwork in the bedrooms, etc. are just bonus things above and beyond staying in a motel room.

When a tenant doesn't pay their utilities separately (which will obviously fluctuate in price depending on the season), they have less of an incentive to conserve resources and won't think twice to leave the AC running, lights and TV on, or take long showers, resulting in higher costs for you.

So many people are jumping into flipping, thinking how easy it looks on TV.
