If you are not familiar with the eviction process I would start researching it for your area or speak with an attorney.

From what I've researched, it's the less than ideal situation to be in because of the reasons you've stated.

This doesn't mean anything he touches will turn into gold, he's not Midas.

Also showing almost a 20% CoC return, which in my research I've found to be a highly ideal number for investors.Is there something I could improve on with this report or fix?

@Mario Morales - Personally, I would do some research in your target market and search (even it on zillow) for 2-4 family properties and see what agent(s) seem to transact the most in that space.

I just stumbled upon it online and I’m trying to research it myself. 

Have you done any research on purchasing property locally?

My business partners and I are looking into it but I want to do my research.
