Hoping to use your VA loan for investment property will handicap you. 

I'm just trying to think outside the box, albeit a box I know little about in this case.So another dumb question.....could the new primary home be made into a qualifying 'investment property' by renting out part of it to a handicapped family member? 

My only concern with the choice though is whether the 1.5 hours to San Antonio would be much of a handicap when it comes to networking and finding deals?

We had beloved neighbors need a handicap-accessible unit when  the husband lost the ability to climb steps.  

Has 3 bathrooms with 1 being handicap accessible and 4 beds with option to convert a 5th room into bedroom.

After digging some more we found out not only were we going to have to add a fire sprinkler system, we were also going to have to make one of the units handicap accessible.     

Don't futher handicap yourself by lmiting yourself to nicer properties.

I feel massively handicapped here in terms of productivity, but relative to the Memphis baseline I am pretty baller.Lesson three is- buying a distressed property and knocking out a quick rehab here is very different than most other places.
