GC in my area cost 10% of the total and I would say that is worth it for what they provide, but if you have the knowledge and willingness to be on the phone with subs (and spend a lot of time on site) you could save that by DIYing it.

There are several options for skip tracing to find phone numbers and email addresses.

Since the price of a multi unit is double or sometimes 3x the price of a single family home, would it be smart to start off with a SFH and scale up from there or just make the leap into a duplex that I can force some appreciation with minor repairs.

A turn key would be great, but I am open to doing repairs along the lines of walls and flooring updates.  

Hello I found a property that needs 100k in repairs and was wondering if I could get a loan for an uninhabitable house or should I do sellers financing and finance the repairs?

I'm totally good with some sweat equity but I'm not in a position to do Roof, siding, structural repairs and such.

They are also useful for private phone conversations and could be used for storage of valuables as they could be locked.I'd love to be able to broach this idea with other nationalities and cultures but it's really hard if they're not working very long hours and have hours of free time at home.  

am working with them now and had the first policy (with Spinnaker) cancelled for nonpayment/late payment so we rewrote another policy (with Millenial) and having the same payment problem again but at least they are communicating that cancellation is coming. they want me to pay by credit card over the phone so the payment wont be late and cancelled again. but when i go to mycoverageinfo.com to check on status it shows its been paid.

I disagree with Best Properties ( post above )as I have given Matt Scott money and I can always get him on the phone if I need to.

The truth is, they will keep playing games and milk you for every penny they can, then they will leave the house a mess and cost more with cleaning, repairs, and vacancy.
