For one house, just to do what was described took two worker 13 days working 14-hour days and the cost was $32,000 because in 3 years the tenants destroyed the kitchen cabinets, counter tops, carpets, linoleum, cracked 3 bathroom sink bowls, damaged the kitchen sink porcelain and destroyed the refrigerator and stove.For apartments, the average cost to clean and paint is usually less then $2,000 and the work is completed in 3 to 5 days.

As of right now, the kitchen is entirely wooden, which from what I've heard looks and is undesirable.The carpet as well seems to have taken a lot of damage so how would I go about repairing that, or when should I think about changing the flooring to porcelain or tile (considering it's in the kitchen)?

I'm based in france so I expect very different scenario to there in the states.I'm have decided to invest further in a town near me called Saint Yrieix (SY) - it has about 7000 inhabitants, high employment and good connection with a larger town Limoges 25 miles and 140 000 inhabitantsLooking at the chart below on right SY has much few tenants (locataires) ratio to owners compare to the large town also below.Is there any guidance you guys can give me on selecting an area to invest and what sort of signs one should look for.
