I ran the scenario past a few friends and they all said they would prefer a bathroom upstairs near the bedrooms and they probably would not be interested in renting it for that reason, especially at the rate I hope to rent it out for.

Heck, I could almost buy that house for cash at this point, which blows my mind because it's not like I'm even making crazy money at my day job.Now compare that with this property in my city: https://www.zolo.ca/peterborough-real-estate/154-h...Now, I ran the analysis and if I could negotiate the price down by about 15%, the numbers seem like they would work out pretty well.

The numbers still work great as a long term rental but ever since I ran the numbers comparing the two I realized it's not as profitable as it looks on paper.For context, im in a small tertiary market (Dayton, OH) and most of my apartments are 1 bed / 1 bath with some 2 beds.

I’m looking to buy my first property, I ran the numbers and the cash flow is roughly $500 a month with both units occupied.. but what happens if I buy the Multi-Fam in todays high priced market and rent prices went down in the next couple of years.
