Things to consider: daily internal operations, external branding and operations, lending, in addition to inside out *legal protection and outside in** legal protection, privacy/anonymity/identity protection and security...Prevention measures at different levels, preventing the attack from being initiated vs preventing the attack (lawsuit) being successful vs reducing the damage of a successful attack.... there are many elements and I see people pick one and argue about it without looking at the whole

I am a 21 year old and I’m currently employed as a 1099 contractor (intern) for a digital marketing company and have been working there for a little over a year now (Haven’t filed taxes yet).

Their concept is not new and has been around for ages with people renting rooms in college towns and more expensive markets (NYC, LA) however this is a centralized more hands off management approach to self managing by letting them do all the heavy lifting for you which allows you to scale in less time so yes the concept definitely works and even better with their technology behind it.

In this scenario - it's to get the home ready internally. 

That is natural lifecycle of any learning, as you move from elementary to high school, to college. 

I'm considering SFH or Condo or townhouse to start with targeting local college/schools.

Ready and motivated to get on it and grow now all over the USA and internationally if possible and convenient.

Brandon Turner was a big proponent of "no money down" (which, in his defense, did not ever mean no money at all) and i think the market changes in the last 5 years still have not been internalized. 

I will soon graduate college with a degree in finance and accounting, I hold a PMP certification along with a few others and plan to work on my real estate license and maybe in the next couple years obtain a residential contactor license.
