So my math becomes:Starting mortgage = 200,000 * (1 + <fee%>) - 50,000Ending value = 230,000 * (1 - <fee%>) - <remaining mortgage>If I expect 2% at the front end, and 8% at the back, this becomes a starting mortgage of $154k, final mortgage at about $140k, and a final result of turning that $50k into about $72k.

What aggravates me about this situation is the HOA never communicated anything to me personally about the trash in front of the property until yesterday when I received an email of the incident and a fine and a required meeting with the board.

In the files you will see a "Final Report" filed by the Trustee of the sale accounting for the money received at the FC sale which includes the sales commission (5%), attorney fees and other charges.

Hi BP,I have a quick question.I want to do a quit claim deed on the properties that I own to move ownership to a LLC, I formed the LLC everything is almost done, but now my attorney tells me that he couldn’t record it with the county until I get approval from the Village, which means I might need to pay stamps, do a final water reading, get a village inspection done etcI just wanted to see if you’ve done this before, is this how it normally works?

If you own the property in your personal name as opposed to an LLC if you receive a fine it will be substantially lower than the same fine given to an LLC.

After that is done a final inspection is required before receiving my certificate which I'm guessing costs the same as the inital inspection.
