Just want to kickstart an investment discussion about Real Estate v.s Cryptocurrency that takes into consideration ROI, Risk/Reward, Cost of Entry, Headache, Time Horizons, and maybe even ethics if you want to get crazy with it. 

i have been trying to broaden my horizons onto MHP, Self Storage or RV/Boat storage, possible, apartment development (out of my wheelhouse, but why not learn?

Having both LTRs and STRs what you intend on doing with the property between now and when you "leave it to your children" is, as Luke implies, potentially far more meaningful over that time horizon than whether you cashflow $70k or $60k/year. 

Anything more complicated or that has a longer horizon is harder to sell generally.  

For a person like me who is looking to invest with 15-20 years of horizon, should I invest in cash flow positive properties or in a property which will appreciate faster?

However, I'm looking to broaden my horizons, and I'm curious, to those who have a solid understanding of the financial side, how did you learn about it best?

I sold a lot of my dirt when I saw what was on the horizon.

With the demographics showing a steady stream of people into the market I would expect solid returns going forward with a long term horizon.  

With inflation on the horizon, I think that hard assets and long-term fixed rate debt are the places to be.
