Is there something "magic" about that number? 

There seems to be the opinion that this offer is a unicorn, some magical improbable thing that will not happen again unless all the stars align property at exactly 3:58am on a specific Thursday in June. 

But living here has made me realize how cheap it's constructed, and how much I HATE the ridiculous HOA that goes up around 10% a year for some magical reasons. 

They used the "magic" word "refinance".  

For a long long time the unsolicited offer has been seen as a magic bullet. 

Holding properties in a LLC/corporation is not always a magic solution. 

I've been running the number into the rental calculator and I typically find that the Magic number to offer is nowhere close to the seller's asking price.  

My problem is that two weeks before my contract is up i cant get ahold of the seller and the key that was left for me magically disappeared.

If you don't plan to do this, then I'm not too sure how you magically intend to create money (and if you have a plan to magically make it, please let me know). 

keep in mind lenders and mentors don't magically appear since you paid 25k.. you can find lenders in your local market just google them.. not saying you could not get some value I am not anti paid coaching but these vegas events tend to be pitch fest with up sell at every turn
