You are dealing with your first eviction/rehab but if that happens again in 6 months and it takes months to evict will that financially stress you?

When I began direct-to-owner marketing for multifamily (12-40 units), I realized it usually takes many months and touchpoints to build rapport with most sellers where they are willing to really open up about their property and financials. 

Its illogical in my book and If I couldn't figure out how to see my own asset, I'd just invest in mutual funds.

About me, most of my assets are RE but in another market so I would be diversifying in that market.Potential for appreciation is very uncertain: prices have risen a lot locally lately and are as high as they have ever been, and it’s unlikely higher prices would be affordable by locals.

Are there other legal or financial consequences I should be aware of?

It is disheartening to witness a mentorship program that boasts substantial financial success, with students allegedly earning substantial monthly incomes, yet fails to ensure that their own employees receive even the minimum wage they are entitled to.
