OOS is risky at any level, then when you add the other variables, Sec 8, property managers, it's too rich for my blood.

I will not use the equity from my personal residence to invest in real estate, sure it can make more money but its just my level of risk tolerance.  

Plus factoring in the 5k or whatever number that is you are paying for "coaching" it just seems like you have to be in this thing for a long *** time to make significant money WHILE assuming a much higher level of risk. 

That being said, before going into any paid mentorship/course, you need a basic level of knowledge.

I was really hoping to get in on the ground level and grow with them. 

Homes that get more winter weather need a different level of upkeep, but nothing more than a regular home needs that is built for their specific area.

The things you have mentioned are simple, high level thoughts based on assumptions.

If you want to fill your property with residents sourced from the companies above, imagine being the overworked, relatively low-level employee tasked with finding the appropriate housing ASAP.

So I think moving the lot lines so the house and 2nd lot can be sold separately or even developed and also doing a moderate level renovation could really increase the value of this property overall.
