My properties are primarily in Arvada, CO, but I have a pulse on the market of regulatory environments throughout the state since I am almost entirely niched to STR investors in my business.

I am getting increasingly serious about purchasing an office building here in Denver in the next few months. 

My wife and I chose to write down our own rules for both our marital property and our estate, so that it doesn't go to whatever wacky CO law governs distribution of wealth.

For example, I have a keyword alert set up for "Denver" and "House-Hack" so that anytime a new investor is discussing house-hacking nearby, I can jump in and help them out.

They are like a co living situation, specifically ideal for college students.

@Randall Ayers  It doesn't matter where the lender is located, as long as they can offer that type of loan in Colorado.

Just get the loan with the co-signer then quit claim it later to get them off.

What I've seen work best is commercial, STR, MTR and co-living.
