So if they decide to come after you because they think you were doing something wrong, they can easily make you spend five figures in defending the claim even if you can eventually get the court to agree with you.

If you are advertising it but have no intention of letting anyone actually rent it for a few months while you make improvements, that would not work.3) While I think there is an argument to be made for using the property tax assessment, I think if you have an actual appraisal that lists the value of the land and building you would have to have a strong justification for doing so (assume that you are going to have to defend the decision to the IRS).
