Came across this interesting Build to Rent(BTR) concept. 

We are currently negotiating a deal with a property owner while building relationships with engineers, builders, town managers, and others who (like @Steve B. says) we would have never thought reasonable to call without the education we are getting from VestRight. its just an advanced version of the very simple concept on BP of creating your core 4.. of course with developement its more like your core 12 :)  good luck all in the development world.. this can be done.. but its not something that will fall in your lap its not like talking someone into selling their beat up rental :)

If you do go the LLC route I would pay more attention to the LLC Operating Agreement than the concept of an LLC.  

As far as the refinance loan, I am honestly quite confused about this concept.

LIHTC (Low-Income Housing Tax Credit) development is also an interesting concept, I'll have to do some research on that.Meeting like-minded professionals through meetups and REIA groups is a fantastic tip.

There is an "STR loophole" and "Real Estate Professional status" - two unrelated tax concepts.

Relocated the laundry room, Finished the basement, made the kitchen and living room an open concept, extended the deck and added a back patio door, and more.

If it was a 1 bedroom open concept I would do minispit but a 1000 sqft 2 / 1 has me wondering?
