Tourism in the area seems like it's been dramatically down over the past year though.

If you run the number most of the properties are not going to beat the S&P500 return in the next 30 years.

Find something in state or the next state over that is in driving distance. 

But it's not the description that matters.

Buy the worst property in the best location you can afford, fix it up to the quality of the surrounding properties, and you can force a lot of appreciation quickly that way.

UW is only as good as the numbers that are entered into the data cells. 

Be on the side of town towards the next largest town.  

@Diego Martinez the ideal investment would be one that doesn't need an exit strategy but you have one if needed.
