@Halle Hughes from that photo the sash guide looks to be that from a "sash pack", which seeing the insulated glass pack I would guesstimate the original single pane's were removed and those put in via "sash-pack's" which means the weight chambers were never insulated, or any of the frame voids.

look for area appreciations, business expansion, chamber data, room rents, taxes, hoa, etc....and look for a sfr with garage apt or something similar or something you can park at travel trailer on to rent out... lots of options other than just sfr/dups
