Hi group,     I want to wholesale a deal in Maryland, I am not a realtor and I haven't formed an LLC (I am going to form soon but it takes 7-10 business days in Maryland in LegalZoom), My question is how to transfer the contract or property to my buyer when I am wholesaling the property?      

Now the seller emailed to “offer” only half of the settlement sum as long as I accept by the end of business day today and settle in 4 days the agreed upon extended date.

If the fifth day of the month falls on the weekend when the office is closed, do you automatically assess the late fee on the fifth or do you wait and give them an opportunity to pay their rent on the next business day and do not charge them a late fee?

We add a clause for a "Right to Show" and use Section 23 to provide us with a 10-day (business days) inspection period.  

I got the house under contract in one business day and got the necessary paperwork in for the bank to push the sale date one more month.

If you do have cash and don't need private money, saying you can close in 14-business days is a good idea.
