I’ve heard from others it’s been taught as finding their “pain point” — whatever floats your boat as I’m not into fancy names.  

I'm hoping to connect with other California investors in the same boat and learn from people who successfully manage properties out of state.

Both homes are waterfront properties on a boating, sporting and fishing lake in East Texas.  

As for the license, I was in the same boat and waited a few years and actually just recently got it.

If you analyze properties on their "Year 1 Cash Flow" then you are going to miss the boat.
