There are rights in some states based upon owning land alongside of the stream or river (riparian). 

It takes more work to find the deal and the deal won't be on the MLS where an agent can hold your hand through it but with some reading and learning you can get a good start then if need be pay someone local to come along side and help you along. 

It would be interesting to know if other wholesalers are offering other services alongside wholesaling.Thanks guys!!!

My goal is to transition from my Day Job into a "volume" business in notes--brokering, investing for my own account, raising "friends and family" money alongside my own to scale the business--and you can't exactly do that if you have to visit the nuts and bolts of every property.What are the expectations that you have, think you have or may have heard in regards to the amount or level of return one can expect?

Right now reading different blogs has given me more and more confidence to buy a property but only thing I like to have a mentor to guide me alongside the way.

As of late, as I've become more interested in pursuing possibilities in the commercial real estate profession, I've begun considering co-working from an real estate investor's perspective (alongside satisfying, still, my original entrepreneurial interests). 

depending what it is you can work along side the contractors in some cases as well.

I should know by tomorrow.Talked with some friends that are investors about their work crews and who they are using and got some good contactsHad coffee with one of my good friends and life mentors this morning who has offered up his skill set of knowledge and humor  (CG, Master plumber and master electrician amongst other things) to come and work along side of me in this at a price point that will drop labor costs dramatically (he has had to put aside his building business for the past two years due several severe injuries from multiple tours of military service over many years that finally caught up with him). 

I actually have a close friend (who's still in college) who owns two rental properties and manages them alongside his longtime girl friend who just happened to graduate from Marquette University with a Bachelors in Business and a whole bunch of other degrees, and they pitched an idea to me to start some sort of real estate business.
