@Jerrel Jones Ok so finding your ARV is a bit of an art, the easiest way I can think to explain it is try to find as many exact copies of the house you are looking at.

That falls along the old saying that it's "More of an Art than a Science".

Over the past couple of months I have read Robert Kiyosaki's books, Rich Dad, Poor Dad and Unfair Advantage as well as Donald Trump's Art of the Deal.

And although cash flow from art isn't steady, it can be very lucrative (at least to me), at any given moment.

For example, I don't know if 1 appraiser can give an accurate value on Colonial period art, French antiques, Asian art, etc.  

Evaluation of credit is both an art and a science, there are advantages to setting minimum standards, also advantages to making exceptions.

I would stick to the clip art there are some weird folks these days.
