Drywall gets soft or flaky when it's time to replace.

Americans in general (I don't know enough about other Western cultures to say) have become too soft by having it too good for too long.

Also reduce soft costs associated with development (like permits and building regulation fees in California) to spur building. 

A lack of self discipline, and just plain being too soft is what makes people fail.

Many of the industry experts who are claiming that the chance for a real estate crash is small, are the same ones that in 2006 were talking about the "soft landing" for the market.Disclosure: My forum posts are not a substitute for professional advice.

There are soft drinks available at restaurants?

I don't know.. there might be a soft landing...   25% corporate income tax definitely encourages a lot more investment.

If they don't.... well if you read any of my other things on PM I speak of my philosophy of management called an "Iron Fist in a Velvet Glove", the soft approach doesn't work, than it's all Iron Fist, and I mean that in the most tyrannical ruler means possible, the only measure I have stronger than that is when I call up the lawyer which we refer to as "The Hand of God" because thats the level of destruction she can bring down. 

We'll see if this ends up as a stagnant / soft market or even price declines.
