New roof, HVAC system, vinyl siding, hardwood floors, paint, cabinets, bathroom sinks and showers, etc..

We have 2 houses that we like. by the way, we only have a 7m old child.The first one is in a Levittown 223k, 0.16 acre ( Pennsbury school district) good school district. no major work needed, but we still have to spend money on a few things. our major concern is that it is the most expensive house in the block. vinyl floor. doesn't look durable but it's new.the second one is in the Bensalem 270k, 0.18 acre( Bensalem school district) it needs a little work like new hardwood floor, new appliances, and the master bath need a little work plus it's small but functional.taxes are reasonable on both.which one sounds like a better investment base on the description above?

Here are the details.SFR 3bd 1ba 2 car detached, very nice home all hardwood floors and finished trim, central air, new windows, furnace and hot water heater. 1368 sq ft.

I have done a little research, and it looks like a great area that will sustain upgrades like granite countertops and hardwood floors.  

I feel like replacing the hardwood in the kitchen and carpet everywhere else with strong, waterproof vinyl planking would be the best, but more expensive than replacing the carpet and leaving the hardwood in the kitchen/dining area.

We did what we could ourselves and did find some valuable help, i.e. an electrician, a hardwood floor person and a concrete person that were awesome.We are looking for another property but may need a HML since I don't have a W2 anymore! 

When I pulled up the carpet, I saw nice hardwood floors underneath.

The floors will be hardwood (after, carpet removal) throughout MAIN floor of home (including bedrooms).....What is the TREND for today, and beyond (short....)......?
