Some of the things that we don't typically do that we could for relatively low cost are (keep in mind that these are houses below median price in my area - so granite counters and the like are not really necessary, but might be an option) installing fancy tile backsplashes, tile granite counter tops, under cabinet lights, recessed lighting, wainscoting/chair rails, spending more on curb appeal, outdoor living areas (large custom decks etc) and other things that can get rather expensive.I'm not wanting to spend a lot but am willing to add something extra if it will help sell houses faster.

I use a fancy excel file I built to track estimated repairs based on life expectancy of products. 

[I'm not a veteran].My instincts suggest that you should start with one four-plex before getting too fanciful with your ambitions.

Look like you know what you are are doing no matter what and dress professionally.  

It doesn't have to be a PDF, it can just be plain HTML page with no fancy menus and such just the info on what you bought, when, and for how much.

Hi Michala,I think the easy to read ones are the best because I enter them into my contact manager software.Easy to read meaning, non small clear typeface, a reachable phone for you, an email you check regularly, and the name you want to be called plus your last name.Plus if you do something relevant to the meetup, such as flipping, or buyers agent, etc...state that under your name.Avoid fancy swirly fonts, and tiny fonts and lots and lots busy background.That's what I like to see personally, BUT the card content isn't really that important, it's more the impression you personally make on the other person.   

Trim will get semi-gloss white.Appliances are the basic style no fancy stuff that will break.

If you've already learned that REI is a way to build wealth and haven't dug the student loan hole of debt, I'd pass on the fancy piece of paper for now.

4) How should I dress?

Nothing big and fancy, just looking for a decent area.
