BiggerPockets has a lot of great resources and while I'm not based in the NY area, there may be others here who can provide some of the unique documentation you're looking for -- I'll defer to them on providing those samples.

However these books don’t go into the details on how to talk to a broker, how to structure an operating agreement, how to prepare a sample deal package etc.

Does anyone have a good sample of one of these forms that they are willing to share?
