Another option I am contemplating if I don't rent my spare BR to friends is renting my bedroom on airbnb or VRBO just like @Craig curelop mentions he did in his book "The House Hacking Strategy".

If they'd just had the option to give you 30 days notice, they would have spared you the drama.And in the meantime, you let them pay less in rent for some supposed guarantee they wouldn't move for a year.

Driveways, storm pond , storm sewer, signage, fences, sidewalks, fire hydrants, fire suppression, external water/sewer/electric/fiber hookup,  internal utility runs, soil compaction, epa, flood zone, flood plain, natural water flow off property, hvac, etc.
