I want more properties, but I'm committing to putting my spare cash into my SL's for the next ~3 years.

Another option I am contemplating if I don't rent my spare BR to friends is renting my bedroom on airbnb or VRBO just like @Craig curelop mentions he did in his book "The House Hacking Strategy".

I'll add to that - bring a spare copy of the new lease and a copy of your 30 day notice just in case. 

It will save you major time and money, as well as spare you a lot of pain!

If they'd just had the option to give you 30 days notice, they would have spared you the drama.And in the meantime, you let them pay less in rent for some supposed guarantee they wouldn't move for a year.
